Tessa's 21 tips for Lodger LandlordsChristmas and the New Year is now over. Soon the bills will start rolling in. Can you afford to pay them? If you are going to be in difficulties, one time honoured way of earning a bit of extra cash is to take in a lodger (particularly as you can earn £4,250 tax free under the governments ‘rent a room’ scheme).

Easy! Or is it?

Taking in a lodger can be very straightforward, but like all things in our increasingly complex life nowadays, there are certain standards and regulations you need to comply with, and you need to be careful. As always, it is great when things go well.  However if things go wrong it can be a nightmare. A nightmare in your own home.

To help, I have now set up a new service www.lodgerlandlord.co.uk, and from Monday 1 February I will be publishing a series of blog posts, one per day for 21 days, which will give tips on all aspects of taking in a lodger. From getting the property ready, through choosing the lodger, dealing with any problems, right up to the day your lodger leaves.

After the 21 days is over, the site will be offering further services which I will announce nearer the time.

In the weeks preceding 1 February, I will be sending out daily lodger landlord related tips via twitter, which you can track by doing a search on #lodgerlandlord.
