Landlord Law

This is my online service. It has some useful free resources for landlords and tenants.  To see them, click the title which is a link.

The Tenancy Trail – this can help you work out what tenancy you have. As it is essential to know the type of tenancy concerned before you can work out your rights, this will be useful not only to landlords and tenants but also to advisors.

The Which Tenancy trail – this is very similar to the tenancy trail, save it concentrates on what type of tenancy agreement should be used.

The New Landlords Guide – this is to help new landlords, in particular to decide whether they need to use a letting agent or not

Tessa’s Tips – these are divided into tips for landlords and tips for tenants.  They are pretty informative

Q&A Page – every two weeks (mostly) I answer 10 questions from the public.  Anyone can send a question, but not all get answered.  Old Q&A can be viewed by members only

Credit Unions – this is a list of all the credit unions I know which will accept local housing allowance payments and ring fence them for landlords.  If you know of any others, please let me know

Debt advice services – This is a list of reputable advice organisations.  If you are a tenant (or indeed a landlord) in debt it may be helpful, landlords whose tenants are in financial difficulties should provide their tenants with a list like this

HMO Fees – this is the list I have been maintaining for some years now, of different Local Authorities HMO fees.  It is nowhere near complete so if you have any information please let me know.  The list is in pdf format.

The Local Authority Directory – this is my list of every LA in the country (so far as I am aware) with information about housing services provided and contact details.  As it takes a long time to review, some of the entries are rather out of date (please let me know if you have up to date contact details for any of them)

The Cases Database – this is a selection of links to landlord and tenant and housing cases online.  The links are both to the BAILII report and to Lawindexpro where you can follow the links to other similar cases.  Unlike the other items here, this is a ‘members only’ service, but there is a helpful article on case law which is open access.

The Landlord Law Blog from Tessa Shepperson

Tessa is an English solicitor who specialises in residential landlord and tenant law.

Legal Services

Tessa's legal services are provided via her online service Landlord Law. This service is provided as part of Tessa's legal practice TJ Shepperson, which is regulated by the Solicitors Regulation Authority No 78852.

Note that any readers wishing to instruct Tessa professionally to do legal work, should do this via the Landlord Law service. Tessa's one-to-one legal work is now limited to the fixed fee services provided exclusively to Landlord Law annual members, plus Tessa also has a separate Lodger Landlord web-site with guidance for people taking in lodgers.
