As I hope you will know if you are a landlord or letting agent in Wales, the Housing (Wales) Act is bringing mandatory registration and licensing to Wales in 2015.
When this new law comes into force all landlords will HAVE to be registered and licensed before they can rent out property.
Before granting a licence the authorities will need to be satisfied that the landlord is a ‘fit and proper’ person and has met or will meet the necessary training requirements.
You will then need to renew your license every five years.
The government is currently carrying out a consultation and all Welsh landlords and agents are asked to give their views.
You will find the consultation document and response form here.

Note that we are putting on a Conference in Cardiff about the new rules on 15 May and you can read all about this here.
