I read your article on a landlord selling a property.
What is like to know is if I can end my fixed term contract early now that my landlord has sold the property to someone else?
Answer
No. Legally the sale of a property with a sitting tenant does not affect the tenants rights at all – other than by the fact that the identity of their landlord has changed.
So this means:
- Tenant are not able to end their tenancy early
- The new landlord has no right to end the tenancy early either and is bound by the tenancy in the same way as his vendor
Although there is nothing to stop both parties ending the tenancy early by agreement.
