Looking at Unique Property Reference Numbers

The more perspicacious among you may have noticed a new image on the Landlord Law Blog sidebar recently.

This is for the shiny new Landlord and Lawyer Podcast which is a new podcast I am doing with Ben Beadle of the National Residential Landlords Association.

I used to do podcasts with Ben when he was at TDS and we both really enjoyed them.  This is rather different, more like a radio show where we will interview different guests on topics of interest for landlords, and others in the PRS.

Our first episode was with Kate Faulkner (who was a fantastic first guest) and was what on you may think is the rather obscure topic of Unique Property Reference Numbers.  However, as you will learn if you listen to the podcast, they could be a game-changer and may even make landlord licensing redundant.

So what are they?

Kate described them as a ‘little holy grail’ in the property market that no-one realised existed.  They are a way of identifying properties – like car number plates for cars.

So it is possible that they could allow us to link all the regulatory requirements so anyone, tenant, agent or landlord, can check to make sure that a property is compliant.

Perhaps every property portal entry could have a link to that properties details and maybe portals could be automatically barred from listing a property if it is non-compliant.
