If you are living in England but own and rent out a property in Wales – are you sure you are legal?
New rules were introduced in Wales last year requiring all landlords to register with Rent Smart Wales. If you are managing your property yourself you also need to be licensed.
If you are not registered and licensed you are breaking the law and could be prosecuted. Plus you will not be able to use section 21 to evict your tenants.
It may be that if you are living in England you are not aware of this. If so, it’s not too late. If you contact Rent Smart Wales now you can register and (if you want to self-manage) do the training and avoid prosecution.
The people are Rent Smart Wales just want all landlords to register, they are not looking to bring prosecutions just for the sake of it. They would much prefer to help you comply with the rules.
However, this won’t stop them prosecuting landlords who knowingly fail to register.
